Know before you book


Stay Length

We offer 3 night weekend stays, 4 night midweek stays and 7 and 14 nights stays.  Our standard changeover days are Fridays and Mondays as indicated by the underlined dates in bold, although this may vary during some school holidays and around Christmas and Easter time.  We may be able to accommodate other changeover days so do please contact us if you have specific requirements.  Please note however, we cannot always offer less than 3 nights if you are booking a cottage with a hot tub. 


Instant booking

Our availability calendar is always up to date and therefore offers instant booking - no need to wait for us to confirm or 'approve' your dates.  We require a 20% deposit at time of booking with the balance due 6 weeks prior to arrival. 


Booking more than one cottage

You are very welcome to book more than one cottage for larger groups but you will need to make separate bookings for each - apologies but our booking system just isn't that sophisticated.  The maximum number we can accommodate at any one time is 16 plus infants.  Do please get in contact via our Contact Us page, on 07867 433177 or by emailing bookings@brickkilnbarns.co.uk to discuss your requirements so that we can advise which combination of cottages best suits your group.  Please note we do not accept hen and stag parties. 


Dogs

We welcome 2 dogs per cottage as standard and at no extra charge and we may be able to accommodate more depending on size and breed.  Please contact us to discuss your requirements. 


Hot Tubs

For safety children under 5 are not allowed to use the hot tubs and children under 12 must be supervised at all times. 


Cancellation

We've all learnt in recent years that plans can change and we strongly recommend that you take out holiday insurance.  Full details of our cancellation policy are detailed in our terms and conditions but a full refund, less a £10 admin fee, will be given for bookings cancelled up to 15 days prior to the booked arrival date.  


Our House Rules

  • No Smoking, vaping or e-cigarette use inside the barns. Smoking is permitted in the gardens.  Please ensure you safely dispose of  cigarette ends and matches which might pose a fire risk if brought back inside the barn. 
  • No candles or naked flames inside the barns. 
  • No electric vehicle charging - you must not run electric cables of any kind through open doors or windows to charge electric vehicles. We provide details of public charging points in our “Guide to Norfolk” which is sent with our arrival email. 
  • No parties. 
  • No unregistered overnight guests. 
  • Quiet hours 10pm – 8am. 
  • We prefer that dogs are not allowed on furniture however, if this is inevitable we ask that you bring clean throws for the sofas
  • Dogs must not be left in the barns unattended unless they are crated and accustomed to being so


         Thank you
